オフィスは、企業活動を支える重要な不動産です。
近年では、働き方の多様化やテレワークの普及により、オフィス需要は変化しているものの、「立地の良いオフィス」や「高い建物性能を備えたビル」への需要は依然として高い水準を維持しています。
特に東京や大阪では再開発が進み、新しいオフィスビルの供給とともに、企業の移転需要も活発です。
オフィス投資では、
- 立地
- 築年数
- 建物の設備・性能
- テナントの業種や信用力
- 契約内容
など、多角的な視点から資産価値を評価することが求められます。
また、一棟オフィスビルだけでなく、店舗や住宅との複合用途ビルなども投資対象となることがあり、用途の柔軟性が資産価値に影響を与えるケースも少なくありません。

When evaluating office investments, professional investors typically consider factors such as:

Mixed-use buildings that combine office, retail, or residential functions can also offer additional flexibility and diversification.
